Your plan is what guides you to select the right properties for you. Do you know how much equity you want to build and in what time frame? What kind of monthly cash flow are you looking for? To jump start your earning power, we only work with properties with built-in equity.

Not sure how to evaluate a real estate opportunity or just don't have the time to do all the research? We have most of the work done for you. We'll show you how to check the figures and complete the due diligence.

Your plan should show how the rent from tenants will take care of not only your mortgage payment, but also your taxes, insurance and maintenance. Positive cash flow is the goal. Plan well and you will have instantly created several hundred dollars a month extra income. We guide you through the planning process.

2.  Secure Hard Money and Qualify for Refinance  Mortgage

Secure Financing Conventional financing for investment properties has become even more difficult with the recent mortgage crisis. In addition, most conventional lenders are not familiar with property repair estimates and after repair value. They tend to lend on the current value of the property, not the value once repaired. They do not lend repair funds either. Investors traditionally have to shop for hard money (at a higher rate of interest) to buy the pre-rehabilitated property.

We have very selective requirements for the properties we present to our clients. They must be structurally sound and will not need major repairs. The cost of repairs will be estimated so you will be able assess the economic feasibility for your plan. If repairs are necessary, your Acquisition Affiliates Team will work with the contractors and conduct inspections to be sure the repairs are done correctly. We anticipate the time for repairs will be less than four weeks from purchase.
